Most homes built with basements were also built with weeping tile — a perforated pipe that runs around the base of your foundation underground. That weeping tile collects groundwater from around your home and channels it into a sump pit inside your basement.
From there, the sump pump kicks on automatically and pumps that water up and out — either onto the ground beside your home or directly into a storm drainage pipe connected to the city storm sewer system.
Here’s what most homeowners don’t realize. Concrete is solid but it is not waterproof. Without a functioning sump pump removing moisture from around your foundation continuously, groundwater will find its way in. Furthermore, during spring thaw and heavy rain events — which London sees every year — the volume of water around your foundation increases dramatically. A functioning sump pump is your primary defence against a wet or flooded basement.

The general rule is seven to ten years. After that, the risk of failure increases significantly regardless of whether the pump appears to be working.
However here’s the problem most London homeowners face. They don’t know when their sump pump was last replaced. If you bought an older home, the pump could be 12 years old or it could be 3. There’s often no way to tell by looking at it.
Furthermore, a pump that sits untested in your basement is not a pump you can rely on. Sump pumps that run infrequently can seize. Floats can stick. Switches can fail. You don’t want to discover any of those problems during the first heavy rainfall of spring.
If you don’t know how old your pump is — that’s reason enough to have it inspected. And if it’s past the seven to ten year mark, replacement is the right conversation.
Your Sump Pump Options — Primary and Backup Systems
Primary pump. Your main sump pump plugs into a standard electrical outlet and runs off regular hydro. It activates automatically when the water level in your sump pit reaches a set point. This is the pump doing the day-to-day work of keeping your basement dry.
Battery backup pump. A secondary pump that runs off a trickle-charged battery. If your primary pump fails — or if you lose power during a storm, which happens in London — the battery backup activates automatically and continues pumping. It also includes an alarm that alerts you when it’s running on backup power. This is the most common secondary option we install.
Water-powered backup pump. A secondary pump that uses city water pressure and a venturi system to pump out your sump pit when the primary fails. It requires no electricity and no battery. As a result it’s a reliable option for homeowners who lose power frequently or want a backup that doesn’t depend on a charged battery. It also includes an alarm. However it does use city water to operate so there is a water consumption cost when it runs.
For most London Ontario homeowners we recommend at minimum a primary pump plus a battery backup. The peace of mind during a spring storm is worth the investment.

What Happens When a Sump Pump Fails During a London Ontario Storm
This is the scenario nobody wants but everyone should understand.
During a heavy spring rain or rapid snowmelt, groundwater around your foundation increases significantly. Your weeping tile channels that water into the sump pit faster than usual. Under normal conditions your pump keeps up. However if the pump fails — seized motor, stuck float, tripped breaker, power outage — that pit fills up and water starts finding its way into your basement.

Furthermore, insurance claims for sump pump failure are not always straightforward — coverage depends on your specific policy and many standard home insurance policies have limitations around sump pump failure.
