Spring Drain Cleaning in London Ontario: What Tree Roots Are Doing to Your Main Line

Main Line Drain Cleaning

Spring drain cleaning calls start in London as soon as the ground thaws. The phone rings with the same story every year. Slow drain. Gurgling toilet. Water backing up in the basement.

Most homeowners assume a simple clog. Very often, especially in older neighbourhoods, it’s tree roots in the main sewer line. Ignoring that is the most expensive mistake you can make.

I’m Aron Oretan, a Licensed Red Seal Plumber and Steamfitter. I’ve been doing drain cleaning in London for 26 years. This is the conversation I wish every homeowner had before things got bad.

Why Spring Drain Cleaning Calls Spike in London

Winter keeps tree roots dormant. When the ground thaws, they start growing again. They head for moisture and nutrients, and your sewer line has both.

In my experience, March and April bring the most main line blockages. The roots have usually been working on that pipe for seasons. Spring is when the damage becomes impossible to ignore.

What Spring Drain Cleaning Looks Like on a Real Call

Spring drain cleaning on a main line starts with the snake. Many people assume we camera the drain first. That isn’t how it works in practice.

A blocked drain is full of murky water. The camera can’t see through it, even with a light on the end. So we clear the blockage with the cable first. Then we send the camera in to see what we’re dealing with.

What we find on that camera tells us everything.

Four Types of Old Pipe, and How Roots Beat Each One

London has a lot of older housing. Older homes have older pipes. Each type fails differently when roots get involved, and spring drain cleaning shows us which one you have.

Clay pipe is the most common culprit. In my experience, it’s porous, and roots follow the moisture through it. After we clear a blockage, we can see roots dangling inside the pipe. They come in from the top, bottom, and sides.

Cast iron pipe is porous too. With cast iron, we tend to see roots at the joints and gaskets where sections connect. Those are the weak points roots exploit.

Orangeburg pipe, often called tar-wrapped paper, was used in mid-century construction. It doesn’t just let roots in. It collapses. On camera, we can see the pipe caving in on itself.

Asbestos cement pipe is still in some older London homes. As with cast iron, roots tend to enter at the joints between sections.

Each pipe tells a different story on camera. The right fix depends entirely on what we find.

Your Spring Drain Cleaning Options After the Camera Inspection

I show every homeowner the actual camera footage. Then I walk through what I’m seeing and what their options are. There’s no one-size-fits-all answer. It depends on how bad the root intrusion is.

Option 1: Annual maintenance. Slight root intrusion in an otherwise intact pipe can be managed. That’s spring drain cleaning on a yearly schedule. We snake the line, camera it, and update you every year. A camera and snake service runs about $200 to $300.

Option 2: Drain patching. We patch problem sections in three-foot increments: three, six, nine, or twelve feet. It’s a more permanent fix for specific failure points. You avoid digging up the whole line.

Option 3: Full reline or dig-up. Giant root balls filling the pipe mean annual maintenance is the wrong answer. It would give you a false sense of security. Relining can run out to the sewer connection. A dig-up works from the property line back toward the house. Both are big investments, and both solve the problem for good.

Here’s what many homeowners don’t know. In London, you’re financially responsible for the entire pipe from your house to the City’s main under the street. The City explains this on its sewers and wastewater page. For eligible homes, the City also offers a renewal service. It covers the section from your property line to the main. Its 2026 flat fee is $7,250, payable over 10 years on your property taxes.

Nobody budgets for a sewer repair. So I show you the footage, explain each option, and let you decide.

The Mistake That Turns a Slow Drain Into a Costly Emergency

A homeowner notices a slow drain. They wait. It gets worse. They wait some more. Eventually the pipe doesn’t just have roots in it. It collapses.

A collapsed line usually can’t be snaked, and there’s often nothing left to reline. The answer is usually excavation. That means tearing up your yard and finding serious money on the drain’s timeline, not yours.

When a main line fails, sewage can back up into your home. A sinkhole in the yard is possible, though not guaranteed. Either way, you can’t use your plumbing until it’s fixed.

The homeowners I feel worst for knew something was wrong six months earlier. They hoped it would resolve itself. It never does. If your drain is slow, book spring drain cleaning now.

Frequently Asked Questions About Spring Drain Cleaning in London

Why do drains block up in spring in London?
Tree roots are the main reason. As the ground thaws, roots grow toward moisture, and your main sewer line has plenty. Peak blockage months are March and April, especially in older neighbourhoods with clay or cast iron pipe.

How do I know if tree roots are in my main sewer line?
Slow drains, gurgling toilets, and basement backups are the common signs. Only a camera inspection confirms the cause. We snake the blockage first, then camera the line to see what caused it.

Can I snake the drain myself?
You can rent a snake. Without a camera, though, you won’t know what you’re dealing with. A collapsed pipe can’t be fixed by snaking. A camera inspection tells you whether you need maintenance, patching, or a full solution.

How much does spring drain cleaning cost in London?
A camera and snake service runs about $200 to $300. Doing nothing costs far more once a pipe collapses. Excavation and pipe replacement can run into the thousands, depending on the damage.

How often should I clean my main sewer line?
If you’ve had root intrusion before, yearly spring drain cleaning is the right answer. We snake the line, camera it, and update you on the pipe’s condition each year. We can put you on a maintenance schedule so you don’t have to remember.

Who pays for a sewer backup in London, the City or me?
It depends where the blockage is. The homeowner is responsible for the pipe from the house to the City’s main. The City is responsible for the main under the street. If your basement is flooding, the City will check its main at no cost.

Book Spring Drain Cleaning Before It Becomes a Summer Emergency

If your drains are slow, this is your window for spring drain cleaning. Get ahead of root intrusion before the pipe fails. Do it before sewage backs up into your basement, and before you’re forced into an emergency excavation.

I’ve been doing drain cleaning in London for 26 years. The homeowners who call early get options. The ones who wait often don’t.
